About Aspen Hills Property Management
Aspen Hills Property Management currently manages a portfolio of over 50 properties with assets in excess of $30 million - we operate under a fundamental that trusting relationships are key to building opportunity and offering superior property services. We have continued to be supported by the best local vendors and knowledgeable experts to ensure we can successfully manage your property. We are licensed Brokers and knowledgeable of Colorado laws governing rental properties, owners/agents, and tenant rights. Our lease is written by industry experts to protect your asset and minimize risks.
Our Fees
No Tenant Placement Fees, No Startup Fees, No Advertising Fees, & No Fees During Vacancy
Aspen Hills Property Management prides in a simple fee structure. We collect 8% of the rent for FULL SERVICE property management. We collect this amount when we receive rent and send the rest to the homeowner through direct deposit to their account. NO OTHER FEES ARE CHARGED. Aspen Hills property management prides itself on not having hidden fees and we never hold a “reserve” (money some property managers hold from the property owner in case repairs are needed). We do not charge a management fee during vacancy of your property and does not charge an advertising fee to advertise your rental. Property owners ONLY pay for results.
Our Property Services
Advertising
Aspen Hills Property Management advertises the rental vacancies on over 35 different websites capturing most rental sites potential tenants may visit including Zillow, Trulia, Realtor.com, Hotpads, Zumper, in additional to the MLS syndication. We do not charge an advertising fee. When a potential tenant calls to schedule a showing of your property they can reach us 7 days per week. We schedule showings throughout the week at the tenants convenience in order to get the property rented quickly and minimize vacancies.
Screening Tenants
Aspen Hills Realty collects all rental applications during the listing/marketing period and will very carefully screen all applications. We aim to select only the most qualified tenants with excellent reviews from former landlords. We are very selective with who we accept.
Tenant Placement
We also offer tenant placement services a-la-carte. Some property owners prefer to manage property themselves, and only are in need of tenant placement services. In this case, we can provide advertising, showings, and tenant screening services without on-going full service property management. The fee for this service is 75% of one months rent.
Rent Collection & Maintenance Requests
Once the tenant is moved in, our full service property management includes holding the security deposit in a trust account, invoicing the tenants monthly to ensure on-time rent payments, collecting rent payments, paying rent to owners, receiving and facilitating maintenance requests (we have 24 hour on-call technicians for any urgent repairs), performing periodic interior inspections, and posting evictions when necessary.
